Stay & Booking Policy

By making a booking you declare full knowledge and unreserved acceptance of the Orea Homes stay, booking, payment and cancellation policies. The terms below apply to every booking made through the website, by email or by phone.

All rates are in euro, per apartment and per night, and include all lawful taxes and VAT, as well as the Greek Overnight Stay Tax (Law 4389/2016, article 53).

At the time of booking the full amount of the stay is charged to the selected payment method, unless something different has been agreed at your request and with the property's consent.

In that case, under the Greek hotelier–guest regulation (Decision of the GNTO Secretary General no. 535813/79 and Law 1652/86, articles 8 and 9), a deposit of 25% of the total value of the stay is required to confirm the booking, with a minimum of the cost of one (1) night.

The booking is confirmed once the deposit is received. The transfer must be made within two (2) working days of the bank details being sent to you by email. If the deposit is not paid within that period, the booking is cancelled and the apartment is released.

For cancellations within the flexible cancellation period, amounts are refunded in full (less any bank, postal or payment-gateway charges, where these apply).

For cancellation outside the applicable flexible period, 50% of the booking amount is charged, unless a different policy applies, which is disclosed to you at the time of booking.

In case of a no-show, 100% of the booking amount is charged.

In case of early departure, under applicable law (Decision no. 535813/79, Law 1652/86), at least 50% of the daily apartment rate is charged for each cancelled night, unless a different policy applies, which is disclosed at the time of booking.

Reducing the number of nights within the flexible cancellation period carries no charge and the corresponding amount is refunded. Outside that period, 50% of the amount corresponding to the removed nights is charged.

Non-refundable bookings cannot be changed or cancelled.

The full amount of the stay is charged at the time of booking. In case of cancellation the prepayment is not refunded.

Accepted payment methods: Mastercard, Visa, American Express, cash (on arrival or departure) and bank transfer or deposit.

The balance of bookings made with a deposit is settled on arrival (check-in).

Orea Homes reserves the right to verify the validity of credit cards at any time. For card payments the cardholder's details must match the person who made the booking; otherwise a written authorisation from the cardholder is required.

Guests must be 18 or older to confirm a booking. A valid ID or passport is presented at check-in for verification, or may be sent by email before arrival.

On arrival, please have your booking reference or any document confirming it, your ID or passport, and the card used for the charge or pre-authorisation.

On arrival we verify your details, confirm the booking and settle any outstanding balance. A receipt is issued upon full payment. If you need an invoice, please let us know on arrival.

Check-in: 15:00–22:00. Check-out: 08:00–11:00.

For a stay beyond check-out time and up to 18:00, subject to availability, 50% of the daily rate is charged. For a stay beyond 18:00 the full daily rate is charged, in line with applicable law.

Daily housekeeping takes place between 10:00 and 14:00, unless you prefer otherwise — please let us know at the time of booking. If you decline housekeeping, the property reserves the right to inspect the apartment in your presence and after notifying you.

Towels are changed five times a week and bed linen three times. Extra cleaning and additional towels or linen are available on request, for a fee.

Reception is open twelve hours a day for any request or question, and for information and material about Ammoudia and the surrounding area. Outside those hours, in case of urgent need, you can reach us on the numbers displayed at reception.

Guests are responsible for the proper use of the kitchen in their apartment. Preparing food that causes strong, lingering odours is not permitted.

During and after cooking the apartment must be ventilated (air conditioning off, windows open) and the extractor fan used. If an apartment is returned with strong food odours absorbed into furniture and fabrics, a cleaning charge of €200 applies.

Washing the dishes and utensils you use is your responsibility; housekeeping does not handle used cookware.

If you do not intend to use the kitchen and would rather have no sharp objects in the space, tell us and we will gladly remove them. The property accepts no liability for accidents caused by unauthorised use of kitchen appliances or utensils by minors.

Infants and children up to 2 years stay free of charge, in a cot placed in each apartment. Maximum one cot (travel cot) per apartment. Please request it in the "Comments" field of the online booking.

A high chair is also available free of charge. Cots, travel cots and high chairs are provided on request and subject to availability. Contact us before arrival so we can ensure the sleeping arrangement you want.

Children under 10 must be accompanied by their parents or guardians at all times during their stay at Orea Homes.

Parents and guardians are responsible for the use of sharp objects and electrical appliances in the apartment kitchen. We are happy to remove sharp objects and disable appliances to prevent accidents. Orea Homes accepts no liability for accidents caused by unauthorised use by minors.

Smoking is prohibited in the apartments, the corridors and all indoor areas of Orea Homes. If smoking is found to have taken place in an apartment, a cleaning fee of €150 is charged before or after check-out.

Pets are not allowed. Only certified service animals are permitted. Please tell us at the time of booking if you will be accompanied by a guide dog, so that we can prepare accordingly.

Please observe quiet hours and respect other guests and our staff. The property reserves the right, without prejudice, to refuse access to or require the departure of anyone whose conduct is unlawful, abusive or objectionable, with no obligation to compensate.

Only guests registered at the time of booking may use the apartments. Meetings with outside visitors take place in the common areas, or after informing reception and registering the visitor's details.

For the safety of our guests and the protection of the property, social gatherings (parties) are not permitted inside the apartments. In case of non-compliance, and after a written warning, you will be asked to leave without a refund.

In case of damage inside the apartment or in the surrounding area caused by intent or negligence, Orea Homes reserves the right to charge the amount of the damage — including loss caused by interruption of operations — to the registered guest's credit or debit card. If payment was made in cash or otherwise, the amount is due immediately, with all legal rights reserved.

Orea Homes bears no liability if it cannot fulfil its obligations, in whole or in part, due to force majeure (for example strikes, floods, natural disasters).

Each guest is responsible for keeping personal belongings (valuables, money and other items) safe. In case of loss, the management and staff bear no liability. We recommend using the safe available in every apartment.

These terms are governed by Greek law. The Courts of Preveza have exclusive jurisdiction over any dispute.
